The federal measure
The Federal Housing Finance Agency’s all-transactions house price index for the Durham-Chapel Hill metro area, which includes appraisals for refinancing as well as sales, tells a gentler story: it stood at 398.18 in the second quarter of 2026, up 1.8% from 391.26 a year earlier. The two indexes measure different things. Zillow models the value of every home in the city; FHFA tracks repeat sales and appraisals on homes with conforming mortgages across the whole metro area. Both show prices that have stopped racing ahead.
Rents
Zillow’s Observed Rent Index for Durham was $1,659 a month in August 2026, up 1.8% from $1,630 in August 2025. Rents dipped last fall to about $1,602 in November and have climbed most months since.
For a longer view, the Census Bureau’s American Community Survey put the median value of owner-occupied homes in Durham at $355,300 in its 2019-2023 five-year estimates, which reflect what owners said their homes were worth over that period.
How to read these numbers
- Zillow’s index covers the middle third of homes by value, seasonally adjusted, so a few big sales do not swing it. It is not the median sale price.
- Monthly figures are revised as new sales come in.
- We update this page each month when Zillow releases new data, and each quarter for FHFA.
